Job Description

  • Conduct regular valuations of properties for internal reporting, investment review, and strategic decision-making.
  • Evaluate and track CapEx and OpEx performance to assess operational efficiency and identify cost optimization opportunities.
  • Build and maintain financial and valuation models, including DCF and income capitalization analyses.
  • Analyze market data and property benchmarks, including rents, yields, capital values, and transaction trends.
  • Provide market insights and quarterly updates on key real estate indicators to inform asset strategy and portfolio planning.
  • Collaborate with leasing, finance, and investment teams to ensure valuation assumptions reflect real-time market and operational conditions.
  • Monitor and report asset performance metrics such as NOI, occupancy, yield, IRR, and rental reversion potential.
  • Conduct site inspections to assess property condition, leasing status, and potential for value enhancement.
  • Maintain a structured database of market comparable and valuation references for ongoing analysis and benchmarking.
  • Ensure compliance with IVS, RICS, or local valuation standards, and internal governance frameworks

The Successful Applicant

  • Bachelor's degree in Real Estate, Finance, Economics, or related field.
  • Minimum 3-6 years of experience in valuation, asset management, or investment analysis, particularly within commercial and industrial sectors.
  • Strong understanding of CapEx, OpEx, NOI, and financial performance metrics.
  • Proven ability to interpret and communicate market trends, yield movements, and transaction evidence.
  • Excellent analytical, presentation, and stakeholder communication skills.
  • Detail-oriented, commercially driven, and proactive in tracking and interpreting market changes.
